How to Find the Deed of Restriction that Applies to You

As noted, Declarations, some with slightly different restrictions, apply to each phase. Perspective and current owners must determine which phase their property of interest is in to find the Declaration that applies. This can be done through a two-step process online, or you can check your deed.

The Online Process
Step One

Click the following link to the City of Virginia Beach Treasurer’s Office real estate search page: http://cvb.manatron.com/Tabs/PropertySearch.aspx
Read the text then click the “I Agree” button.
Enter the property owner’s last name in the search box and click the search button.
(Alternatively, you can click on the left hand box and change the search criteria to “Situs Address.” Then:
Enter the street name without house number – 4th may also be fourth or,
Enter only the house number – example: 2401, or,
Enter the house number and street name – do not add Drive, Avenue, Lane, etc., to the street name)
Click the search button.
A page will appear with a list of names or addresses.
Find the property of interest to you.
Click on the Parcel Number associated with that property.
A new page will appear. Look for the title “Legal Description” at the center of the page. Below that title is the legal description of the property you are interested in.
Copy the phase, part (if given), block (if given), and lot number of the property.

Step Two

Go to the Middle Plantation Civic League website. Click https://www.middleplantation.org/
Click on the tab labelled, “Architectural Review.”
Click on the link entitled, “Declarations of Restrictions.”
Find the legal description of the property that you copied from the City of Virginia Beach website.
Click on the name of the phase, part, block applicable to the property you are interested in.
Congratulations. You’ve found the document that applies.

Welcome Home to Middle Plantation!

Middle Plantation is a Little Neck subdivision located in the heart of Virginia Beach surrounded by Lynnhaven Bay. Our neighborhood streets are lined with mature pine and oak trees.

The original Middle Plantation, established in 1633, is the town that later became Williamsburg in 1699. It was the capital city of the Virginia Colony. At that time, homes served as the hub of most community activity. The pineapple graced dining room tables and became the symbol to express a sense of welcome, good cheer and warmth inherent in gracious home gatherings.
